Formulas you can check
Every calculator shows the formula behind its result. You should be able to reproduce any number on this site with a pencil or a spreadsheet.
Conservative by default
Where a calculator has to make an assumption, we choose the one that makes a deal look worse, not better. For example, our Deal Analyzer charges interest on the full loan for the whole project, even though many rehab loans only charge interest on funds that have been drawn.
Example numbers are examples
Default values in each tool are there to show how it works. They are not recommendations, quotes or market rates. Replace them with your own numbers, your lender's term sheet and your contractor's bids.
Plain language
Every input has a help note that says what to enter and where to find the number. If a term needs explaining, we explain it on the page.
Privacy
Calculators run entirely in your browser. The numbers you enter are not sent to us or stored.
Not advice
Our tools give estimates for general information. They are not financial, legal, tax or investment advice. Talk to a qualified professional before making decisions about a specific property.
