Use three to five recent sales of similar, updated homes within about a mile. Everything else depends on this number.
Take your contractor's bid and add 10–20% for surprises.
Higher targets protect you if prices dip. Newer flippers often aim for 15% or more.
Agent fees plus seller closing costs, usually 6–9% of the price.
Loan interest and points plus monthly bills. Longer projects need more here.
ARV × (1 − profit − selling − holding) − repairs. At 15%, 8% and 7%, it equals the classic 70% rule.
